Estimates only, based on general lending guidelines (28% front-end / 36% back-end debt-to-income). Your actual approval amount depends on credit, reserves, and full underwriting. Not a commitment to lend.

How this estimate works

Lenders typically use two guidelines together: your housing payment shouldn't exceed roughly 28% of your gross monthly income (the "front-end" ratio), and your total monthly debt — including that housing payment — shouldn't exceed roughly 36% of your gross monthly income (the "back-end" ratio). We calculate both and use whichever is more conservative, then work backward to estimate a loan amount and home price. Government-backed loans like FHA and VA sometimes allow higher ratios — which is exactly the kind of detail Gerald can walk through with you directly.
