Everyone Needs

Government-issued photo ID (driver's license or passport) Most recent 2 years of W-2s or tax returns Most recent 2 pay stubs Last 2 months of bank statements (all pages) Any additional income documentation (bonus, alimony, retirement, etc.)

If You're Self-Employed

2 years of personal and business tax returns Year-to-date profit & loss statement Business license or proof of business ownership 12–24 months of business bank statements (bank statement programs)

If You're Buying a Home

Signed purchase contract (once you have one) Proof of earnest money deposit Source of down payment funds (statements showing where the money came from) Landlord contact info or most recent 12 months of rent payment history

If You're Refinancing

Current mortgage statement Homeowner's insurance declaration page Most recent property tax bill

If This Is a Deal Rescue

Denial letter or explanation from your previous lender Complete loan file from the previous lender, if available Purchase contract and closing deadline
